Here are a few of my favourite indicators that I watch relating to the trend of real estate in Te Atatu Peninsula. The moving average reduces the noise or chop and gives a clearer picture of what is going on.
Although the moving average median price has been trending down since Febuary 2017, May and June and July have been flat.
Looking at moving average the number of houses sold remains the same.
Looking at moving average the days to sell a house is fairly flat.
I include this graph to show how Te Atatu Peninsula compares with the Auckland Region. Its interest to me that much higher volume of sales show a lot less fluctuation and show a more steady increase.
